Sign a sales contract
The sales contract is signed by both parties (or their authorized representatives). The agreement contains information about the property, payment terms, obligations, etc. When signing the contract, the buyer needs his or her passport available and the buyer also pays the agreed down payment to assure the purchase. The agreement is made in 2 copies in English.
Obtain a Tax ID number
When buying a property in Turkey, a taxpayer's identification number is required. This is easily obtained via the local tax office.
Open a bank account in a Turkish bank
A bank account in a Turkish bank is required to pay for the property purchase and for paying future utilities. Together we go to the bank with the best terms and open a bank account for you. You will get a bank card and access to internet banking. To facilitate payments of household utilities, these can be paid by direct debit.
Payment
Your future property in Alanya will be paid in Euros. The sales contract states the payment plan. At the time when the title deed (Tapu) is registered in the buyer's name, the property must be fully paid.
Get the title deed (Tapu)
As all properties in Turkey are property rights, you will need to apply for a title deed for the property. The title deed (Tapu) for your new home in Turkey is issued by the Tapu office "Tapu ve Kadastro Genel Müdürlüğü”.
Before the title deed is registered in your name and you become the legal owner of a property in Turkey, we are required to collect a couple of documents before the ownership transfer. Your passport needs to be translated by a licensed notary translator. A property valuation by an independent expert who values the property you are buying is also required, as well as a currency exchange certificate from a state bank.
The ownership transfer of the title deed takes place in the presence of a licensed translator. The buyer pays a one-time tax for the purchase of a property in Turkey, which is 4% of the property's estimated assessed value declared in Tapu (which is usually lower than the market value).
After we have submitted an application for the ownership transfer to the Tapu office, we will await for an appointment for signing. When the parties have signed in Tapu, the buyer is the legal owner of his or her property in Alanya.
Insurance, electricity and water subscriptions
When you become a happy owner of a home in Turkey, you will need subscriptions for electricity and water and insurance. You can read more about it here.
Good to know:
Sometimes the way of describing the number of rooms in a home may seem more confusing than it actually is. In Turkey, the number of rooms are called "1+0, 1+1, 2+1, 3+1, 3+2" and so on. In short, the numbers are added together to explain bedroom + living room/lounge.
1+0 = studio
1+1 = one bedroom apartment
2+1 = two bedroom apartment
3+1 = three bedroom apartment
3+2 = three bedroom apartment with 2 living rooms/lounges
