As an owner of a property in Turkey and if you live here permanently, it is an advantage to have Turkish citizenship. Being a Turkish citizen means, among other things, that you do not have to extend your residence permit year after year, and your immediate family can also obtain Turkish citizenship with you.
When you invest in a property in Turkey, you have the opportunity to obtain Turkish citizenship. Through this application, you as an investor, your spouse and your children (under the age of 18) can also obtain Turkish citizenship.
Following requirements are cumpolsory:
• The person applying for Turkish citizenship when investing in real estate must have invested in a property in Turkey with a minimum value of $ 400,000. This either through investment in one single property or multiple properties to this minimum value
• The property must be valued by the authority announced by the Banking Supervision Board. In the valuation protocol, the value of the property must be at least $ 400,000
• The official declared value of the property must be at least $ 400,000 when the purchase contract is signed and / or when the ownership transfer on the title deed takes place in the Tapu office
• If the property is purchased with a mortgage, or is in any way subject to a mortgage, the mortgage amount will be deducted from the valuation stated in the valuation protocol and the remaining amount will be taken into account
• The person applying for Turkish citizenship must keep the property for at least 5 years. This must be documented in the title deed or on the sales contract
• The sum of the property purchase must be paid to the seller via a bank transfer and must be able to be proven with a receipt from the bank. The receipt must state that the transaction was made from the buyer's account to the seller's account
• The property must not be registered in another person's name, this also applies to the applicant's spouse or children. Properties transferred by the applicant's spouse or children after 12.01.2017 are not covered by this rule
Following documents are required when applying for Turkish citizenship by real estate investment
• Passport
• 12 biometric photos of the applicant and co-applicants
• Birth certificate of all applicants
• Health insurance
• Title deed or proof of property purchase
• Valid residence permit
• Vital record showing all family members, marriage certificate, divorce certificate
• Power of attorney
• If the applicant is widowed, spouse’s death certificate
• Tax payment receipt
• Completed application form
All documents must be original and translated into Turkish by a certified translator and certified with a Notary Public stamp.
